1. Project Data Study

Every tender of construction project has main items that must be present, including:

  • Drawings (for construction drawing / design drawing / working drawing / shop drawing)

  • These working drawings will provide information regarding the design, location, dimensions, type of material, installation details of the construction work. Detailing in working drawings provides a better estimated cost of the work.

    The working drawings required are:
    a. Plan Drawings / layout of each floor with clear dimensions
    b. Detailed Structural Drawings
    c. Detailed Architectural Drawings / & Landscape / & Façade
    d. MEP Drawings (Mechanical, Electrical, Plumbing)

  • Project Manual / Specifications
  • Apart from working drawings, there is also Project Manual data, including: technical specifications and project quality plan (PQP), including work methods. We provide evaluations and advice regarding work drawings and project manuals provided by consultants and contractors, to obtain detailed, precise cost estimates.

    Clients are required to provide working drawings (CAD Files) and project manuals before we can start calculating the project costs provided.

Service costs are varied, depending on the details of the structure/ architect design/ MEP project.

3. Listing Item of Works

Cost planning is closely related to work items in a construction project. Before preparing cost planning, our team classifies in making a list of work items in accordance with the drawings / project to be done. This will facilitate the focus on the estimating costs, as well as recapitulating work items so that it is not missed in the Bill of Quantity compiled. 4. Quantity Take Off & Unit Price

Our team will start the quantity / work volume calculation of each list of items of works that have been made before. We use software that has been proven to be accurate to do this calculation, thereby increasing efficiency in the time of work. All calculation data will be automatically linked to the Bills of Quantity Master File, so there is no loss data in each of these calculations.

Calculation data will be attached to the appendix section, in the back up quantity format. We ensure that each calculation of the volume of work is calculated professionally, so that the client can see the calculation process in the appendix.

Calculations are adjusted to the work unit in the unit price analysis and the standard used in projects in Indonesia.

Our methods in the estimated unit price, including:

  • Analysis of Unit Price Based on Indonesian National Standards (SNI) updated Unit Price Analysis
  • Projection of similar job items from other project references
  • Contact with several vendors / suppliers for special offers, then evaluated / comparated
  • Periodically updated for market prices to ensure estimated prices are relevant to market conditions

5. BILLS OF QUANTITY

The next stage and the final stage is the preparation of the Bills of Quantity (Cost Plan). All quantity data and unit price will be calculated together so that the project value can be known as a whole. Our team open in terms of discussions about the budget from the client, and we will provide advice.

The output in this BQ / Engineer Estimate are :

The final reports we will send are soft copy bills of quantity in the form of PDF and Excel files by email.

In addition, we are also active to coordinate with related consultants, if during the calculation process there are minor design/specifications changes.
